Terms and Conditions
I reserve the right to refuse commission requests, such as exact replicas of other designers’ work, multi-level and void builds, or strict deadlines.
A 50% deposit on the commission fee is required prior to planning and construction. This deposit is non-refundable, except under extraordinary circumstances and only by mutual agreement.
Gil trades must be accompanied by an in-game agreement documented in FFXIV chat logs. Please read Fashion Decoration's Guide to FFXIV Housing Commission (+) for examples of scams and how you can protect yourself.
I kindly request space and privacy while building. Visits to monitor my progress when I am offline or not working are welcome and encouraged.

Furnishing Budget
Market Board and NPC vendor purchases are recorded in a Google Sheets expense tracker. Market Board prices include tax and are rounded down for simplicity.A view-only link to the spreadsheet will be provided shortly after building commences.Upon completion of the build, the spreadsheet is adjusted to remove the cost of any unused items. Any remaining funds are deducted from the final commission fee payment.By submitting the final payment, you confirm that you have reviewed the expense tracker and found no discrepancies.
