It's no secret the housing system in FFXIV sucks, so until the upcoming changes in Endwalker, I had the idea of lending out my empty deluxe gardening plot. I'll be too busy with university to tend it everyday, so why not? Then I had the idea of turning my personal cottage into a simple hotel room to match!

After a whole summer of building and scrapping and replanning, I have finally finished my FC's large house in Lavender Beds! My FC is fairly old compared to others on the server, founded long before Mateus became an RP server, so we were lucky enough to grab the legendary 3rd plot in the FIRST ward.After holding a poll, I found out my fellow FC members wanted the house to primarily be a communal space with a library and a crafting room in a contemporary style. I think I did just that!CREDITS:Once again, I used @ItsEllieNet's gorgeous medieval windows.@AshenBride's Muji style house inspired the layout.

This build was chosen for an HGXIV Community Spotlight!The micro apartment is meant to be inside of an abandoned warehouse/apartment building in a district that's undergoing, well, gentrification. After all, especially in the Firmament, isn't that what the WoL is planning on doing anyway?NOTE:
To get back down to the main floor, climb up the ladder as shown in the last photo and crawl through the vents.

This build is intended to be an in-game replica of an apartment featured in this episode of NEVER TOO SMALL.
The lobby was heavily inspired by Lia Grassland's stuuunning, industrial Mana Ixion build. I originally saw her build in this video by HGXIV at 27:00!Other inspirations include Ashen Bride and Synt Slap.

Heavily inspired by my Upscale Condo, this 0 light build was commissioned by two of my FC mates who wanted the house to say that "a rich person lives here".I had jokingly suggested that we install an elevator (first picture) and they got so excited, it became the main feature of the build! It works through a simple glitch where you jump under an object and it shoots you up to the next floor.Here's a terrible GIF of how the elevator works.

+ How are commission prices determined?

The commission price is based on two things: the server and the type of estate.Personal Estates in Mateus are cheaper due to how straightforward decorating it would be: I can use my main, I can craft my own furniture, and I can use the tons of furniture I hoard without having someone play deliveryman for me.Consequently, FC Estates in Mateus are priced the same as if I were to do a commission in another Crystal server. I would have to make a lvl. 1 alt to join the FC and decorate.I hoard and can craft most furniture to reduce costs. I will not charge for furniture I craft, but I may charge for expensive/NPC-only crafting materials. Any furniture I already own and use will be given away for free.

+ How do I know I'm not being scammed?

Well, to start, it would kind of hurt my reputation to scam someone and I'd get kicked out of all the housing communities that I like stalking in my free time. Also, that just seems like a really awful thing to do. I swear I'm trustworthy, I make a detailed report to the Support Desk every time I get a scam /tell in-game. Also why would I go through the trouble of making a whole website if I was just going to run off with your money.First, I recommend reading Fashion Decoration's Guide to FFXIV Housing Commissions. This helpful document provides tips and guidelines to follow in order to avoid scams in-game. More importantly, it demonstrates what is and is not a scam.Second, while I prefer to discuss design plans on Discord or Twitter, all gil trades and granting of estate permissions must be made alongside traceable in-game chat logs.Third, I keep track of all my MB purchases on Google Sheets. Once I have completed the build, I adjust the spreadsheet to only reflect the cost of furnishings I actually used and return the remainder of the furnishing budget (if any). **It will be the client's responsibility to ensure that the in-game list of placed furnishings accurately aligns with the invoice. I will keep furnishings that I purchased, did not use and refunded the cost to the client. **

1 PlanningThis stage includes a discussion about what end result you're hoping for, an exchange of inspiration photos, and variations of possible floor plans.Attached to this section is an example of a floor plan I drew for a commission.2 BuildingThis stage includes regular check-ins on progress and furnishing costs. Depending on the size and how inspired I am, the building stage could take me a week or even over a month.3 Finalizing + PaymentThis stage includes a discussion about any possible adjustments and payment.
